Residential Construction Services offer guidance and support during the construction administration project phases. Many municipalities and green building programs require certified, third-party experts to evaluate a variety of construction components. Our services fulfill these local government requirements, both meeting and exceeding energy or green building codes.

AEGB Testing for Multi-Family

Jordan & Skala’s Sustainability team provides Austin Energy Green Building (AEGB) testing – including the program’s requirements such as duct tightness, air flow, and air filtration testing –- for multi-family projects seven stories or less located in Austin, Texas.

Airflow Verification

Our team of Sustainability professionals can perform a variety of minor assessments in order to determine and verify airflow throughout a dwelling unit. These evaluations may include a room-to-room pressure test (to confirm that air is not restrained within a specific room) and a system airflow test (to confirm that the amount of air entering the unit from the supply register is performing as designed).

Air Infiltration Testing

Certified Enterprise Green Communities TA Providers

Our team of Sustainability experts is vetted and certified Enterprise Green Communities Technical Assistance Providers and able to assist with advice on the fulfillment of its requirements. This program focuses on low-income developments by providing tax credits for Owners/Developers by meeting and complying with specific energy savings initiatives.

Duct Tightness Testing

Energy Benchmarking

Our team of sustainability experts identifies true energy performance of existing properties on an annual basis. This process includes JSE’s team performing a site visit, reading and recording individual meters to measure actual performance, as well as inputting tedious data into the national database. Energy benchmarking information can be utilized by property management companies or building Owners in regions that require verification or for assistance in qualifying for financial loans.

ENERGY STAR Multi-Family New Construction

Jordan & Skala’s Sustainability team verifies that energy-specific thresholds are being met and that the required checklist items are up to national standards. This visual verification program was developed by the EPA to help reduce energy consumption; in turn, the program provides Developers with the ability to market and promote their properties with the ENERGY STAR certification/branding in order to be more attractive to potential tenants.

Existing Building Assessments

JSE’s experienced Sustainability Services team assesses existing buildings through ASHRAE audits (levels 1 through 3) in order to provide suggestions for low-cost improvements, system replacement, energy usage, and greater ROI throughout a building. By identifying which systems are currently in place and how well they are performing/have been maintained, JSE is able to provide information that can help Owners make informed decisions, identify the greatest ROI on investments, and which capital improvements to perform.

HERS Verification

The JSE Sustainability Services team assists in verifying the HERS (Home Energy Rating System) index of both new and existing construction to confirm that energy performance and consumption is optimal. The HERS index rating is frequently combined with other various Energy Services and provides a standardized score so that regardless of the property’s size, shape, or layout, testing is normalized for easy comparability and benchmarking.

LEED For Residential Verification

JSE’s Sustainability experts assist with USGBC’s LEED for Residential verification – a green program intended specifically for residential end user – including onsite verification and performance testing. Through LEED for Residential, Owners can accomplish targeted leasing and marketing messages through credits specifically applicable to their project type, resulting in a greater return on their sustainability investment.

Residential Energy Code Inspections

Jordan & Skala’s sustainability experts provide third-party building code inspections on behalf of municipalities, local governments, or a project’s Owner/Developer when these organizations/individuals do not have the resources or desire to perform these inspections internally. JSE is able to inspect and confirm that a building is fully compliant with municipal energy codes and regulations, as well as provide a formal letter certifying such. If corrections are needed our many years of experience and depth of building science knowledge allows us to provide cost effective recommendations to get the process back on track.
